FAQ's About Leasing In Austin:
Term of Lease - Most
lease terms are from 6,9, and 12 months. Short term leases of 3 months are available at select properties with an additional monthly premium. Some newer communities are offering 7 month leases with 1/2 month off, and 12 month leases with a full month off. Lease terms in the University area are 9 and 12 months but 3 month leases are offered for Summer only. Corporate units are available on a month to month or 3 month basis.
Application fee - Non-refundable fee (usually $25 - $30) charged
for processing the application. This includes verification of employment, rental history, credit check, and criminal background check.
Security deposit - Refundable or partially refundable as a deposit for damages to the rental property. Security deposits are generally $100 - $200 for 1 bedrooms and $200 - $300 for 2 bedrooms. Houses and duplexes are usually 1/2 month to 1 full month's rent.
Pet Policy - Most communities accept pets up to 25lbs. with an additional deposit (normally in the $250 - $350 range). Some properties will accept larger pets with an additional deposit (normally in the $400 - $600 range).
Utilities - Most of the communities pay for water, wastewater , and trash pick-up. Some properties provide hot water and/or cable television. The tenant is usually responsible for electric and phone.
Furnished Apartments - The majority of furnished properties are in the University area. However, furnished corporate are available throughout the Austin area. If you need furniture, we can arrange a complete or partial
package through a furniture rental company.
Availability - Most properties lease off their 30 day notice list. Often the more attractive units are leased as soon as they come up on notice for the following month. Student properties are frequently leased 6 months in advance for the best selection. Houses and duplexes lease quickly, and are generally held with a security deposit for only 2-3 weeks.
Rental Rates - Rates vary widely depending on
location, condition, age and amenities.
