ABOUT AUSTIN


This section will give you general information on the different parts of the greater Austin area. The links below each section will provide additional information on specific neighborhoods and a sampling of rental rates and properties within those neighborhoods.

South Central


South central is one the most culturally diverse and eclectic parts of Austin. The zip code 78704 is often referred to as " a way of life'. The South Congress Avenue area is becoming a mecca for unique shops, clubs, and restaurants. Auditorium Shores on Townlake offers free concerts during the summer, and people use the Townlake hike & bike trail to stay in shape or just socialize. The Zilker Park area is comprised of the famous Barton Springs pool (68 degrees year round ), The Zilker Botanical Gardens, The Austin Nature Center, the Zilker Hillside Theater, and the Umlauf Sculpture Gardens. There is also a small train and a disc golf course in the park. The Barton Creek greenbelt stretches for miles south and west of the Barton Springs pool with several entrances to the trails and creek. You can enjoy mountain biking, hiking, canoeing, and some of the more interesting swimming holes such as Cambell's Hole.

Southwest
Southwest Austin is one of the most beautiful parts of the city. The Rollingwood and Westlake Hills areas are hilly and heavily wooded, and offer the nationally recognized Eanes school district along with its outstanding athletic programs. Gaines Ranch and Travis Country have easy access to Twin Falls and Sculpture Falls on the Barton Creek greenbelt, and are home to some of the newest and most unique condos and luxury apartments. The Oak Hill/ Sunset Valley area offers a " country living feel " combined with the beautiful Hill Country scenery. Hamilton's Pool and fabulous Lake Travis are nearby. AMD, Sematech, and Motorola are the major employers in this area.

North / Pflugerville

North Austin is a very diverse area with everything from older neighborhoods to newer upscale subdivisions. It is home to a large portion of Austin's businesses including Dell Computer, Applied Materials, and High End Systems/Lightwave Research. Pflugerville is one of the fastest growing suburbs of Austin, and has an excellent school system with many new schools. Major employers include Abbott Laboratories and Samsung.

Northwest / Cedar Park

This area is truly one of the preferred locations to live in Austin. The crown jewel is the view from historic Mt. Bonnell, the highest point in the county, a great place for watching the sunset or romantic star gazing. The Bull Creek greenbelt along with the adjoining Balcones Canyonlands Preserve offers trails for hiking and biking, with some great little swimming holes and waterfalls. In Northwest Austin, the Arboretum and Research Triangle areas sport the ultimate in shopping, and offer the most employment opportunities. This part of town is very accessible to Lake Travis and Lake Austin. The majority of major employers are in the North/Northwest area including IBM, 3M, and Texas Instruments.

Central / Downtown

This is also one of the preferred areas of Austin because of it's location, architecture, and entertainment. Austin is known for it's live music, and the bulk of live music is definitely in Central Austin, as well as some of the better restaurants. The Sixth Street area is Austin's answer to Bourbon Street with numerous live music venues, nightclubs, shops, bars, and restaurants. The warehouse district is beginning to rival Sixth street with its blend of jazz, salsa, blues clubs, brew pubs, and coffee shops. Concerts are held at Waterloo Park and Symphony Square, and are often times free to the public. The downtown area is of course home to our state government and some of the finest hotels. The downtown area is also home to some of the finest museums, theaters, and art galleries. From the historic Driskill Hotel to the famous Scholtz's Beer Garden, downtown is definitely the heartbeat of the city. Clarksville and Enfield are historic neighborhoods west of downtown with fabulous architecture, parks, and quaint restaurants and shops.

University of Texas

The University is just north of downtown, and is considered by many, the finest state university in the country. The undergraduate population is around 50,000, the law school and graduate schools rank among the best in the nation. There are many live music venues and restaurants with an international flavor. The Texas Memorial Museum is on east campus, with the L.B.J. Presidential Library nearby. The west campus area is home to the fraternity and sorority houses, and offers quite a social scene. The north campus area is home to historic Hemphill Park/Hyde Park with their stately homes and turn of the century architecture.

Round Rock

Williamson County is one of the fastest growing areas in the United States, and Round Rock is the largest city. The Round Rock school district ranks among the top 4 in the state. Nine schools out of 31 received Blue Ribbon awards. The area's natural beauty is evident in the rolling hills and meandering streams. There are 3 area lakes and 34 parks, which translates into 22 acres of parkland per 1000 people. The Round Rock job market is very strong with telecommunications, digital switching, and fiber optics leading the way. Top employers include Dell Computer, Dupont Photomasks, Westinghouse, and Cypress Semiconductors.
